Garage Block Conversion, Thanet - Planning Approved

Project details

This project was for a new property investor I have previously worked with on this project. After withdrawing our initial application I amended the design to put through the simplest design to ensure he was turning a profit and keeping construction as low as possible. The main constraint with this site was the sewer running through the middle of the site as previously mentioned.

In order to maximise the potential of this project we used the existing structure of the garage and opening from existing garage doors for walkways/bifolding doors. I kept the inward facing design to create a sizeable front garden/off-street parking area to reduce parking impact on the local streets. This construction also allowed us to create some nice views while feeling more private by positioning windows away from neighbouring properties.

The building was flanked on 2 sides by brick walls meaning traditional windows would have been impractical but with this configuration I was able to use skylights to create pockets of light in the deepest parts of the building. Material elements were also used to enhance the elevation with the use of timber cladding and clean lines along structural elements to create a small but elegant home.

Results

The project was a great success. Planning was passed and conditions are now being discharged ready for the construction start. This project took a while go through planning as it was a tricky site but the process was an enjoyable experience despite the challenges.
