This project presents a prototype luxury villa designed for Jubail Island in Abu Dhabi, located within a master-planned waterfront community. The design responds to its coastal context through a contemporary architectural language that emphasizes openness, natural light, and strong connections between interior and exterior spaces.
A central courtyard organizes the spatial layout, allowing natural light and ventilation to penetrate deep into the interior while creating visual continuity across the house. Generous terraces, shaded outdoor areas, and large openings frame views toward the surrounding landscape and water, reinforcing the relationship between architecture and nature.

Our role in the project extended beyond the architectural concept to include spatial zoning, planning, and the development of the interior design language and material palette. The scope also involved identifying and selecting materials from specific suppliers, coordinating with vendors, and obtaining quotations for key elements of the project.
As the villa serves as a prototype for future developments, we were also responsible for cost estimation and value engineering to ensure the design could be efficiently replicated while maintaining the intended architectural quality.
The interior design is defined by a curated material palette of natural stone, warm wood veneers, bronze accents, and textured wall finishes, creating a refined contemporary atmosphere that balances luxury and warmth. As the villa was developed as a prototype residence, two alternative interior color palettes were created to accommodate different client preferences while maintaining the same architectural language.
Externally, the architecture expresses a contemporary composition through travertine stone cladding, bronze-toned metal elements, and expansive glazing that frame views toward the waterfront landscape. A prominent horizontal roof canopy extends beyond the façade, creating shaded terraces and emphasizing the villa’s strong linear proportions while visually connecting indoor and outdoor spaces.
Across both palettes, the design emphasizes natural materials, large-format stone surfaces, and timber elements, ensuring a cohesive identity throughout the villa, from the double-height entrance and living areas to the bedrooms and kitchen.
