Urban Design
The site is located in Augustówka, in the southern part of the Siekierkowski Arch in Warsaw. It is situated close to both the reservoir and lake and is accessible from the north via a connection to the highway. The proposed expansion of the street network passes through the center of the plot. Given its lack of direct connection to any other developments, the area represents a unique opportunity to set a standard for development. The plot is predominantly covered in greenery and a water canal, with only a limited number of single-family homes. The purpose is to lay a strong foundation for this connection while preserving the lush greenery and water elements.
With this in mind, the decision was made to carefully integrate vegetation into the urban landscape, recognizing the importance and significance of the green spaces. The intention is to ensure that the greenery is incorporated into the urban architecture in a thoughtful manner, guarding against potential misuse.
The central zone of the selected plot is designed as the focal point and encompasses a river that serves to connect and support the various elements of the plot. The plot features several designated public spaces, including:
A park with sports facilities and services
A square with abundant greenery, a central fountain, and seating steps facing the river
A cultural center with a square suitable for hosting a variety of events
A complex offering various services, such as restaurants, which is connected to a rotunda that provides an idyllic spot for enjoying the view.
In the northern portion of the plot, there are densely packed blocks of apartments, each of which is anchored by a green courtyard in the center and surrounded by pedestrian walkways.
In the southern part, there are single family houses with private gardens, and the residential area is linked to the central zone with leisure and service offerings.
